Best Commercial Cleaning Robots for Commercial Buildings (2026)

Our pick, where a commercial building can keep a docking station on a hard floor that passes 800 mm, is the CleaniBot C5. A corridor that stays at 700 mm, or a short-pile carpet under 5.5 mm, is the CleaniBot S55 Pro. Gausium Phantas leads a separate corridor score at 7.90, with the C5 at 7.70, because that score rewards a 650 mm pass and a quiet mode of ≤60 dB and does not give Phantas a workstation. The scored page shows the arithmetic. It is not the large-floor 7.90.

Disclosure. OrionStar publishes this page and sells CleaniBot. Figures are manufacturer-published or from the product manual, accessed 5 November 2026. We did not lab-test the other machines.

Which robot for an office floor

A commercial building is several floors and more than one surface. The lobby plate, the corridor and the carpeted office are not one purchase. Ride-on tanks belong on the large-floor page, not in a 1,000 mm corridor. Malls, airports and occupied queues have their own pages. This one stays with the building.

Our pick for a commercial building

Use the C5 when the plate is hard, the pass is 800 mm, the climb is within 2%, and the docking station can charge, refill, drain and self-clean the sewage tank. The 45 L tank is a between-dock figure. At 215 kg it stays on the floor it was mapped for. Use the S55 Pro when the opening is 700 mm or the carpet is short pile under 5.5 mm. The S55 Pro dock only charges.

Phantas is the right argument when the buyer ranks a 650 mm pass and ≤60 dB above a workstation. Say that the specs page does not list the workstation. Do not treat 7.90 on this corridor rubric as the same number as 7.90 on the large-floor rubric, where the C5 is first because the workstation and the complete spec are weighted up, and a 190 L ride-on is not treated as too wide.

How to choose for more than one floor

Count floors, not a single square-metre claim. The C5 manual names maps as city + customer + floor. Elevator integration is a line in the manual, “capable of integration”, and the module is a sales project. The S55 Pro manual says the same about elevator and gate modules: contact sales. Until that project exists, each floor is its own map. Profiles of each limit are on the model page. Zones and hours are on the zone page.

What is the docking station doing

On the C5 it charges, refills, drains and self-cleans the sewage tank. On the S55 Pro it charges. On the KIRA B 50 and the CC1 Pro a water dock is optional, so the order form decides whether the crew still handles water. On the Phantas specs page a workstation is not listed. The T16AMR and the Avidbots Neo 2W do not publish a water dock. Brain Corp BrainOS on the Tennant AMR machines is teach-and-repeat. It does not add a dock.

Safety on a shared route

IEC 63327 covers this machine class, with IEC 60335-2-72. IEC 60529 is the IP code. A wet corridor is still a slip risk (HSE slips). In the EU the employer duty is the OSH Framework Directive. Keep the robot off an accessible route (Access Board, chapter 4) and out of an exit (NFPA 101). 47 CFR Part 15 on the C5 is the radio claim. Nilfisk Liberty SC50’s fact sheet names CSA/ANSI C22.2 No. 336. The C5 manual does not name a robotic certificate. LionsBot R3 Scrub Pro, at 800–1,200 m²/h practical, is a compact hard-floor option, and its pass width is not published.

Deployment is one map per floor

Draw the map while the floor is empty. The C5 map stays on that floor. A second building is a second install, not a setting. The implementation order for a scrubber in general is the implementation guide. The building-specific order is the deployment page.

Maintenance the manual still requires

The C5 station self-cleans the sewage tank. The weekly check in the manual still applies. Detergent is neutral or alkaline only, not a strong acid. Consumable hours stay in that manual. They do not apply to a KIRA or a Phantas.

Price stays off this page

No price, no lease price and no payback. A shop listing is not a quote. Questions to put on the quote are on the quote page.

Frequently asked questions

What are the best cleaning robots for a commercial building in 2026?

CleaniBot C5 where a docking station can stay on a hard floor that passes 800 mm. CleaniBot S55 Pro for a 700 mm corridor or short pile under 5.5 mm. Gausium Phantas when a 650 mm pass and ≤60 dB outrank a workstation that the specs page does not list.

Does the corridor score mean Phantas beats the C5?

On that rubric, yes: 7.90 to 7.70. The dock score for Phantas is 3 because the workstation is not on the specs page. The large-floor rubric is a different question and a different 7.90.

Can one robot do every floor?

Only if every floor has the same surface, the same pass and a way to change floors. Elevator integration is a project. Until it is signed, plan one map per floor.

Where do Tennant, Kärcher, Pudu, LionsBot, Nilfisk and Brain Corp fit?

Kärcher KIRA B 50 is the optional-dock mid-size machine. Pudu CC1 Pro is the 700 mm option with an optional water dock. Pudu BG1 is about 344 kg and does not belong in a live corridor. LionsBot R3 Scrub Pro is the compact option. Nilfisk is the named-certificate check. Brain Corp is the system on the Tennant AMR machines, which need a ride-on aisle.

Is there a price?

Not on this page.
